“Rolling door” is a category, not a product. There are five subtypes — and the right one for your facility depends on what you’re securing, what code requires, and what kind of opening you’re working with. A short guide:
The default. Warehouses, loading docks, industrial yards, auto service bays. Galvanized steel or aluminum slats that coil into a barrel above the opening — space-saving, durable, and built for high-cycle commercial use. Manual, chain-hoist, or motor-operated.
Code-required at fire-separation openings — egress corridors, equipment rooms, multi-tenant fire walls, kitchen pass-throughs. Listed for specific fire ratings (45-minute, 1.5-hour, 3-hour) and required by NFPA 80 to be inspected annually. Not optional; not a place to use a non-rated door.
Compact rolling doors for retail counters, concession stands, kiosks, pharmacies, and cashier windows. Smaller openings, manual or motorized, often integrated with the millwork below. Right when you need to secure a service window after hours without taking up wall space above.

A rolling steel door coils into a barrel mounted above the opening, while a sectional overhead door opens in hinged horizontal panels that travel along overhead tracks. Rolling steel doors save overhead space (no horizontal track run) and typically handle higher cycle counts — which suits tight industrial openings, heavy manufacturing, and security applications. Sectional doors offer better insulation (polyurethane-filled panels can reach R-17 or higher) and a cleaner finished appearance, which makes them the standard for heated, refrigerated, or customer-facing spaces. Yes, at any opening that is part of a fire-rated wall, fire separation, or required egress corridor. NFPA 80 governs fire-door installation, inspection, and maintenance — and requires annual inspection and documentation. Non-compliant fire doors are an immediate code violation and a major insurance and liability exposure. RCI Doors™ installs UL-listed fire-rated rolling doors and provides NFPA 80–compliant annual inspection with full documentation.
A properly maintained commercial rolling steel door typically lasts 20 to 30 years, though individual components require periodic replacement within that window. Springs are usually rated for 10,000 to 25,000 cycles and are the most common wear item. Slats, barrel assemblies, and guides can outlast the rest of the door entirely. High-cycle springs and heavy-duty hardware extend service life dramatically in facilities with frequent door movement.
Annually for typical rolling service doors. Semi-annually for high-cycle doors on loading docks and manufacturing floors. Annually for fire-rated doors under NFPA 80 — and that inspection must be documented. A routine preventive-maintenance visit covers springs, the barrel assembly, slats, guides, weather seals, the motor operator (if motorized), and safety devices. RCI Doors™ bundles annual rolling-door inspection into our preventive maintenance agreements.
Warning signs include unusual grinding, scraping, or popping noises, slow or jerky movement, slats that bind in the guides, a barrel that drifts open under its own weight (a sign of a weakened spring), visible damage from forklift or vehicle impact, a motor that runs but fails to move the door, and a fire-rated door that doesn’t fully close on drop test. Any of these warrants a service call before the door fails completely.
